The portal Nieruchomosci-online.pl compared asking prices for flats on the secondary market in the third quarter of 2026. In Warsaw the average price per square metre in a two-room flat is 17,800 zloty, in a three-room flat 17,100; over the quarter they changed by less than 1%.

In 13 of 18 voivodeship cities, prices of two-room flats stood still or fell slightly. Sellers of studios are more often willing to raise prices.

The portal's expert Rafał Bieńkowski reminds that the advertised price is only a starting point and usually falls in negotiation. In Warsaw, Kraków, Poznań, Gdańsk and Wrocław, the average price of larger flats did not rise over the quarter (except three-room flats in Wrocław).
